Common questions
How long does pressure washing a driveway in Southern California take?
Most residential driveways and walkways in Southern California take one to three hours depending on size and staining. Larger properties, pool decks and commercial lots can take longer — we will give you a time window when we quote.
Can you remove oil stains from my driveway?
Fresh oil drips usually come out completely. Old, deep-set oil stains can be lightened dramatically but may leave a faint shadow because the oil has soaked into the concrete. We pre-treat every stain before washing.
Is pressure washing safe for pavers?
Yes, when the pressure and nozzle are matched to the surface. We use a surface cleaner and adjust pressure for pavers so joints and edges are not blown out.
What is the difference between soft washing and pressure washing?
Pressure washing relies on high water pressure and is best for concrete. Soft washing uses low pressure and a cleaning solution to safely clean painted surfaces, stucco, siding and roofs.
Will house washing damage my stucco or paint in Southern California?
No — that is exactly why we soft wash. Low pressure protects stucco texture and paint while the solution does the cleaning.
Is the cleaning solution safe for my plants and pets?
We pre-wet and rinse landscaping and keep pets inside or away from the work area until surfaces are rinsed and dry.
Do you pressure wash roofs?
We soft wash roofs. High pressure can crack tiles, loosen mortar and strip shingle granules, so we use low pressure and a roof-safe solution instead.
Can roof cleaning help with an insurance notice?
Many Southern California homeowners call us after an insurer flags algae, moss or debris. We clean the roof and can send before-and-after photos you can share with your carrier.
How long does a roof cleaning last in Southern California?
Most roofs in Southern California stay clean for two to three years after a soft wash, depending on shade, trees and moisture.
Do you clean window screens and tracks?
Yes. Screens are washed and tracks and sills are cleaned as part of our window cleaning service.
Can you remove hard-water spots from windows in Southern California?
Light to moderate hard-water spotting can usually be removed with spot treatment. Severe etching may only improve, and we will tell you what to expect before we start.
Do you clean inside and outside?
We offer exterior-only or inside-and-out window cleaning. Just let us know when you request a quote.
How often should solar panels be cleaned in Southern California?
Most systems in Southern California benefit from cleaning every six to twelve months. Homes near freeways, farms, construction or lots of birds may need it more often.
Will cleaning void my solar warranty?
We clean with soft brushes and purified water, not harsh chemicals or high pressure, which is the approach panel makers recommend.
Does cleaning really increase solar production?
Dirty panels produce less. Many customers see a noticeable bump in their monitoring app after a cleaning, especially after a long dry season.
How do I know if birds are under my solar panels in Southern California?
Common signs are cooing on the roof, droppings on the panels, roof or patio, feathers and nesting material poking out from under the array, and birds flying in and out at the edges.
Does bird proofing damage my panels or void the warranty?
We use non-penetrating clips that attach to the panel frame, so nothing is drilled into your panels or roof.
Do you remove the existing nests?
Yes. We clear out nests, droppings and debris from under the panels before installing the mesh.
How often should gutters be cleaned in Southern California?
At least once a year, ideally in the fall before the rainy season. Homes with lots of trees may need twice-yearly cleaning.
Do you flush the downspouts?
Yes. Every downspout is flushed to make sure water is flowing freely.
Can you clean gutters and the roof in the same visit?
Yes, and it is a smart pairing — roof cleaning sends debris into the gutters, so we clean both together.
Can rust stains be removed from concrete in Southern California?
In most cases, yes. Irrigation and fertilizer rust usually lift very well with the right treatment. Very old or deep stains may lighten rather than disappear completely.
Will rust removal damage my concrete or pavers?
We use treatments made for masonry and rinse thoroughly. We test a small area first when needed.
Why does rust keep coming back?
Usually iron in irrigation water. Adjusting sprinkler heads so they do not spray hardscape, or adding a filter, keeps stains from returning.
